Johnson Development Associates, Inc. to Build 624,000 Square Feet at Union Cross Business Park

Johnson Development Associates, Inc. (JDA) has announced plans to develop over 624,000 square- feet of speculative industrial space at Union Cross Business Park in Winston-Salem, N.C. The Spartanburg, S.C. developer has over 400,000 square feet leased at Union Cross and will begin construction on two new buildings in the second quarter of 2007.

JDA recently closed on 52 acres at Union Cross where it will construct a 524,160 square-foot building. In addition, a 100,000 square-foot building on a separate site in the park will be built simultaneously. Both buildings will be state-of-the-art facilities that can accommodate manufacturing and distribution operations.

“We think the Winston-Salem market has a very bright future with Dell and the FedEx Hub,” said Garrett Scott, president of the industrial division for JDA. “We are excited about adding to our portfolio there and look forward to continuing our relationship with Winston-Salem Business Inc. to create additional opportunities in the market.”

Better Outdoor Products Expands in Winston-Salem

Better Outdoor Products has begun operations in a 20,441 square-foot building at West Point Business Park in Winston-Salem. Better Outdoor Products is a manufacturer and direct marketer of professional- grade turf equipment. The company currently has six employees and anticipates adding a few more during its expansion in 2007.

Founded in 2003, Better has experienced rapid growth primarily because of its direct-sales strategy. Capitalizing on the power of Internet-driven sales, Better Outdoor Products has established a niche in the professional market and hopes to continue its growth in the consumer market. The company owns all of its product designs and trademarks.

"Better owes its success to one very basic premise; by eliminating the middle-man, we're able to deliver superior products at lower prices," said company founder Gary Patridge. "Much like Geico or Dell, we're using the Internet to deliver great value directly to our markets at the lowest possible cost."

C.P. Morgan Bringing Jobs and Millions in Investment to Triad

Homebuilder C.P. Morgan has chosen the Piedmont Triad for its newest expansion market. Their announcement is anticipated to generate over 400 direct and indirect jobs and over $40 million in new investment within two years according to the company’s research. C.P. Morgan will also bring a new choice in homebuying with communities located throughout the Piedmont Triad. The company plans to begin new home sales in May 2007.

C.P. Morgan will locate its office headquarters and 9,000 square-foot New Home Showroom in Kernersville just off of US 66. The New Home Showroom will feature over 13,000 new home options including flooring, cabinetry and interior and exterior finishes from which homebuyers can make selections for their new homes.

Currently C.P. Morgan plans to build homes in three communities in the Piedmont Triad region: Salem Springs in Winston-Salem, Corinth Village in Greensboro and Bitting Hall in Rural Hall. Floor plans for the communities will range from 1,200 to 4,500 square-feet with base prices from $110,000 to $180,000.

C.P. Morgan’s expansion into the Piedmont Triad comes from its Charlotte, NC location, which launched in 2004. “C.P. Morgan was recruited to the Triad to provide workforce housing so more people could own a larger new home than they ever dreamed possible. Our homes promote the recruitment of new jobs and economic development for the region. Local trade partners and suppliers have embraced our construction efforts to benefit everyone in the Piedmont Triad region,” said Tom Eggleston, CEO for C.P. Morgan.

HondaJet Chooses Triad For New Facility

Honda Aircraft Company, Inc., has announced plans to establish its world headquarters at the Piedmont Triad International Airport, with construction of a new 215,000 square-foot headquarters facility and hangar. The company also confirmed plans to manufacture its advanced light jet, HondaJet, at a new plant to be constructed adjacent to its new headquarters. Honda plans to begin delivery of HondaJet to customers in 2010.

Initial investment for construction of the new headquarters facility and hangar will be about $40 million, plus approximately $20 million for equipment, bringing the total initial investment to $60 million. Total Honda Aircraft Company employment, including all engineering, sales and marketing, manufacturing and support activities, will increase to more than 300 associates by the time the manufacturing plant reaches full capacity.

“This is an important project for our entire region,” said Winston-Salem Business Inc. president Bob Leak, Jr. “Honda brings another brand name to the Triad, adding to Dell, FedEx and others. This region is continuing to build momentum and create a buzz.”
